House Rules

To achieve a pleasant stay, we've established some guidelines that all guests are expected to follow:

𝗔𝗖𝗖𝗢𝗠𝗠𝗢𝗗𝗔𝗧𝗜𝗢𝗡
• Check-in time is at 2pm, and check-out is at 11am. If you require an early check-in, please inform us at least two days in advance. Late check-out will incur additional charges, and a next-day extension is subject to availability.

𝗡𝗢𝗜𝗦𝗘 𝗖𝗢𝗡𝗧𝗥𝗢𝗟
• Please avoid creating loud noise or playing music, especially between 10pm and 7am. Irugi Studio is situated within a residential area. Large disruptive house parties are not permitted.

𝗩𝗜𝗦𝗜𝗧𝗢𝗥𝗦
• Failure to disclose the actual number of guests may result in cancellation of your booking. We reserve the right to deny entry to guests exceeding the agreed number.
• Friends are welcome to visit, but only the registered number of guests is allowed to stay overnight. Additional guests staying overnight will be charged.

𝗟𝗢𝗖𝗔𝗧𝗜𝗢𝗡
• Irugi Studio is located above our specialty coffee shop and has its passage and entrance, offering you convenience and more privacy.
• For everyone's safety, please ensure the front door is closed & locked, especially at night and when leaving the premises.
• Please secure all valuables at all times.

𝗣𝗔𝗥𝗞𝗜𝗡𝗚
• Parking slots are available on the sides in front of Irugi Coffee

𝗥𝗢𝗢𝗠𝗦
• Smoking is NOT permitted in the studio, even in the bathroom.
• Illegal drugs and firearms are strictly prohibited.

𝗗𝗜𝗡𝗜𝗡𝗚 & 𝗞𝗜𝗧𝗖𝗛𝗘𝗡
• Basic cooking appliances and essentials are provided, such as an induction cooker, rice cooker, pans, plates, glasses, and utensils.
• The alfresco area of Irugi Coffee is available for public use. You are welcome to use our café's tables and chairs if you bring in food, but please ensure cleanliness: "CLEAN AS YOU GO."

𝗘𝗟𝗘𝗖𝗧𝗥𝗜𝗖𝗜𝗧𝗬
• To conserve energy, please turn off lights, air conditioning units, and other appliances when not in use, particularly when leaving the studio.

• Please treat Irugi Studio and all amenities with care and respect.
• If accidents occur, we kindly request that you report any damages so we can assist in resolving them.
• Guests will be held responsible for any property damage.

The space
Your little piece of calm. Irugi Studio is a child and pet-friendly 44sqm home built as a getaway place near the beach.

A welcoming space for anyone looking to slow down, recharge, or simply enjoy a quiet stay surrounded by nature.

The open layout keeps the studio bright, airy, and comfortable throughout the day, with natural light reaching every corner to create a calm, relaxing atmosphere.

We’ve also prepared the essentials to make your stay easy and comfortable from the moment you arrive. We can't wait for you to experience the warmth of our studio!
Guest access
The studio is above our specialty coffee shop and has its own passage and entrance, offering convenience and privacy.

To make check-in hassle-free, we've placed a lock box next to the sliding door entrance for self-check-in.
Additional notes
As noted in the "Things to Know" section of our (Airbnb) listing, there may occasionally be minor maintenance or improvement works taking place in other areas of the property, particularly downstairs. These activities are generally light in nature and have not been disruptive to our guests' stays.

We like to mention this detail in advance for full transparency and to help set expectations. Rest assured, the studio remains a comfortable and relaxing space for our guests.

Neighborhood overview
The studio resides within a village just a short 5-minute stroll from a serene, uncrowded beach. A few minutes walk as well to the San Juan Market in case you need to buy anything from the 𝘱𝘢𝘭𝘦𝘯𝘨𝘬𝘦, and a quick 5-minute drive to the renowned San Juan Surftown.

The gentle sounds of roosters at dawn and dusk will be heard when your windows are open or when you pass by the catwalk going towards the irugi coffee Alfresco, you’ll also come across a company of amiable neighbourhood dogs, cats, and ducklings wandering the premises—honestly, the most ideal setting to reconnect with the pleasures of simple living.
Getting around
For commuters, the main highway is easily a 2-3 minute walk from the studio, enabling quick access to jeepneys or tricycles parked specifically across the street at the People's Park.

Additionally, complimentary designated parking is available for those coming with private vehicles.
